There are so many components to purchasing a home.  I consider the biggest component the mortgage.  A good lender will provide you valuable financial advice to ensure you purchase a home that you can afford, consider all aspects that make up the loan payment (such as taxes and insurance), and be knowledgeable about the process so that you can meet your desired closing date.  There are a myriad of national lenders that advertise great rates.  However, the Hattiesburg area has phenomenal mortgage loan officers that know how to get the job done.  

The mortgage process can be overwhelming with all the documentation required these days.  However, and experienced lender will have a checklist and follow up process to keep the process on task.  Your job will be to make sure to produce requested documents as quickly as possible.  If you feel like you can't qualify or don't have enough money saved, be candid with your mortgage lender.  They may be able to explore USDA loans, FHA loans or other avenues that would require minimal money down.
